Job Title: Vice President of Acquisitions
Job Overview: We are seeking an experienced Acquisition Specialist to join our team in the PREP Value-Add Opportunities Fund. The ideal candidate will have a strong background in real estate acquisitions with at least five (5) years of acquisitions experience, a deep understanding of the industrial market, and the ability to identify, evaluate, and negotiate transactions effectively. This role will involve collaborating with various stakeholders to enhance our portfolio and drive growth.
Key Responsibilities:
• Market Research: Conduct comprehensive research on industrial real estate markets to identify potential acquisition opportunities, including properties for development and redevelopment.
• Financial Analysis: Evaluate financial performance of potential acquisitions, including cash flow modeling, investment returns, and risk assessments to determine feasibility and profitability.
• Property Evaluation: Perform site visits and due diligence to assess property conditions, location advantages, zoning compliance, and market demand.
• Negotiation: Lead negotiations with property owners, brokers, and other stakeholders to secure favorable acquisition terms and conditions.
• Relationship Management: Build and maintain relationships with key industry players, including brokers, property owners, investors, and local government officials.
• Reporting: Prepare and present acquisition proposals, reports, and updates to senior management and stakeholders to facilitate decision-making processes.
• Collaboration: Work closely with internal teams, including finance, legal, and development, to coordinate acquisition processes and ensure alignment with organizational goals.
Qualifications:
• Bachelor’s degree in Business, Finance, Real Estate, or a related field; advanced degree or professional certifications (e.g., CCIM) is a plus.
• Proven experience in real estate acquisitions, specifically in industrial properties, with a strong understanding of market dynamics and valuation methods.
• Excellent analytical skills.
• Strong negotiation and communication skills, with the ability to build rapport and influence stakeholders.
• Proficiency in real estate financial analysis software and Microsoft Office Suite (Excel, PowerPoint, Word).
• Ability to work independently and as part of a collaborative team in a fast-paced environment.
